Princeton building undergoing renovations, name change

The Princeton Forrestal Center is getting a new look and a new name.

ML7 Construction and Design is upgrading the three-story boutique building to be more inviting to technology. The new Hub211 has an onsite backup generator to complement its technology infrastructure and fiber-optic connectivity.

“Our client is transforming a 1980s-vintage office building into a destination designed to appeal to technology and creative industry tenants,” said Thomas Romano of Colliers International Group Inc., the marketing agent for the 39,000-square-foot property.

“Ultimately, the property’s 13,000-square-foot floor plates offer an opportunity for smaller companies to create a big presence,” he added. “We will be able to accommodate two to four tenants per floor, while full-floor users can have a dedicated reception and lobby area. Ownership is also offering turn-key custom build-outs.”

The renovation work incorporates an urban feel, with exposed structural steel beams and ductwork, 12-foot ceilings and polished concrete floors.

The building’s first floor has been gutted, and there have been facade renovations inside and out.

“Our focus is on creating a community feel around the entire building by designing distinctive areas for people to meet and collaborate,” said ML7’s Jeff Siegel. “We’ll have various breakout hubs, like the ‘WiFi Lounge,’ serving Small World Coffee, or outside on comfortable outdoor furniture nestled within the woods that surround the property. These will be great places for employees to get away, while staying connected to the building, their peers and their jobs.”

Hub 211 represents Romano’s fourth assignment with ML7 and their third redevelopment project together.

“The ML7 team is known as a creative, forward-thinking property owner,” he said. “Hub 211 will continue this track record. We look forward to bringing this distinctive opportunity to the regional market.”
