Two medical condominium units in Riverdale were sold for $1.6 million, according to CBRE, which completed the deal recently.
CBRE was the exclusive adviser on the sale, with its Tri-State Investment Properties team of Charles Berger, Elli Klapper, Mark Silverman and Donald Sperling arranged the deal on behalf of the seller, while procuring a private investment company as the buyer.
The contiguous units, totaling about 6,400 square feet, are located at 44 Route 23 N. and currently leased to the Dermatology Group, a dermatology practice that has more than 30 physicians and 16 locations in the state.
“We were tasked with finding the ideal buyer for this unique asset, with the provision that the sale had to be completed in a very short time,” Berger said in a prepared statement. “Despite the many challenges associated with a condo sale, our team was able to deliver numerous offers in a very short timeframe, thus creating an auction-like environment. Our client accepted an all-cash, noncontingent offer, and the sale was completed in just three months.”
