Soho Lofts sets pace for leasing activity in Jersey City

Soho Lofts, a luxury apartment complex, is seemingly setting the pace in Jersey City’s rental market as it achieved a level of leasing activity on New Jersey’s Hudson River Gold Coast not seen in quite a while.

The complex, located at 273 16th St., netted nearly 80 home reserves in a four-week period, a rental volume that is typically only seen during grand openings, said Jersey City-based Manhattan Building Co., the developer of the project.

The surge of leasing activity has pushed the 377-unit loft-style apartments to almost 60 percent leased in the first four months of it being open.

Manhattan Building Co. said it introduced Soho lofts to the public in November.

“While we certainly expected Soho Lofts to be well-received, the incredible demand since first launching this property has exceeded our most optimistic projections,” said Louis Mont, chief operating officer of Manhattan Building Co.  “To lease so many homes — and so quickly — in what is still an emerging location speaks volumes about the value and appeal being offered at Soho Lofts.  The well-designed apartments, full suite of amenities, and supportive street-level retail have clearly created the kind of desirable urban lifestyle experience today’s renters seek.”

The new leasing pace has prompted the developer to start pre-leasing for select apartments in the tower.

Soho Lofts consists of one-, two-, three- and four-bedroom apartments, as well as a small amount of private townhome rentals. Monthly rents begin at $2,795. The apartments range from 622 square feet to more than 3,397 square feet.

“The comfort found inside these residences is what separates Soho Lofts from the competition,” said Audrey Spina, director of leasing.  “These apartments are larger than those found in rental buildings along the Jersey City and Hoboken waterfront, and in areas like Brooklyn, at a price point that offers considerable consumer value.”

Inside the building includes contemporary lounges, a retro arcade, gaming areas and a tech lounge, kitchen and private party room, a sound media room, private conference rooms, children’s playroom, dog grooming suites and a fitness center. It also has valet parking and 24-hour concierge service. Outside the space features an infinity pool, private cabanas, outdoor showers, children’s misting system, firepits, movie theater, hammock area, Zen garden, an event pavilion, gas grills, a dog park and children’s playground.
