S.I. firm growing N.J. presence, buying Blairstown site

An 15,000-square-foot industrial/flex building in Blairstown has sold, according to real estate firm NAI James E. Hanson.

The property at 126 Route 94 was sold by L&W Supply Corp., a construction materials supplier, to Khalil Alijla LLC, a refrigeration assembly and distribution firm, NAI Hanson said in a news release. The firm’s Joseph Vindigni represented both the seller and the buyer in the deal.

The building, which encompasses 15,070 total square feet, includes 2,000 square feet of office space, as well as drive-in bays and parking. Staten Island-based Khalil Alijla aims to better serve clients in northwestern New Jersey and Pennsylvania through the facility, NAI Hanson said.

“With demand three times the supply in New Jersey’s hottest industrial markets, we’re noticing a shift to secondary markets in the north and west, which offer affordable yet well-located industrial space along major corridors like Route 80,” Vindigni said in a prepared statement. “Khalil Alijla LLC recognized these attributes in 126 Route 94 and found the property ideal to support its continued growth.”
