NAI James E. Hanson, a commercial real estate firm based in Teterboro, announced it has negotiated a 36,750-square-foot industrial building lease with ISC Industries in Carlstadt.
Tom Vetter and Jeff DeMagistris of NAI Hanson represented the landlord of 80 Triangle Blvd., Venus Inc., in the deal.
ISC Industries, which develops auto and hardware parts, said it will use the space as its North American warehouse facility.
“With a wide range of industrial buildings and accessibility to New York City, Port Newark and major transportation arteries, Carlstadt continues to be one of the hottest towns in the Meadowlands submarket,” Vetter said. “For industrial owners, strong demand and limited supply has created a perfect opportunity to secure high-quality tenants at a premium dollar amount but has also created a significant level of competition within the submarket. Our team’s deep experience in the market allows us to provide both landlords and tenants with the counsel they require to successfully navigate what has become an ultra-competitive market.”
The warehouse is within close access to the New Jersey Turnpike, Interstate 80 and routes 3, 17 and 46. It features two loading docks, nearly 17-foot ceilings, 5,000 square feet of office space and 25 parking spaces.
Financial terms were not disclosed.
