NAI Hanson negotiates sale of industrial building in Clifton

NAI James E. Hanson, a commercial real estate firm based in Teterboro, announced Tuesday it has negotiated the sale of an industrial building in Clifton.

The property is a 121,000-square-foot industrial building located at 50 Somerset Place.

Scott K. Perkins, Andrew Somple, Christopher Todd and Justin Allessio of NAI Hanson represented the buyer, Shawnee Transportation Inc., in the deal. Richard Marchisio, Scott Deutchman, and Troy Wisse of Lee & Associates represented the seller, JRAM Investment Company Inc.

Shawnee Transportation, a transportation and logistics firm, was in need of more warehousing space in the New York City metro area, NAI Hanson said. The company will initially occupy 60,000 square feet of the building and lease the remaining 60,000 square feet.

“Finding suitable properties and negotiating industrial sales in northern New Jersey are difficult propositions no matter how large or small a buyer’s space needs may be,” Allessio said. “Shawnee’s unique requirements and the lack of product available on the market added another layer of complexity to our negotiations. Fortunately, our team’s deep experience in this market, particularly in industrial sales, provided us with the expertise and strategy needed to facilitate a sale on behalf of our client and help them secure their ideal property to ensure their company’s continued growth.”

The property is within close access to routes 3 and 46 as well as the Garden State Parkway. It has 18-foot ceilings, nine tailgates, two drive-ins, parking and more.

Financial terms were not disclosed.
