Woodmont Industrial Partners, a Fairfield-based developer and owner of industrial properties, announced Tuesday that XPO Logistics Inc. has leased the remaining 265,163 square feet at the Mt. Zion Industrial Center, taking over the full 519,521-square-foot distribution center, in Morrow, Georgia.
In 2018, XPO originally leased the front 254,358-square-foot section of the building located at 1791 Mount Zion Road. NAI Brannen Goddard represented WIP in both deals.
“XPO’s lease of the entire building is a testament to the strength of this submarket and further proof that our value-add approach was prudent,” said Anthony Amadeo, vice president of asset management and corporate real estate services for Woodmont Industrial Partners. “As we continue our national expansion of our portfolio of industrial properties, we will continue to target assets that meet the immense demand in the market for high-quality product.”
The property, which was purchased by WIP in 2018, features a new roof, new dock equipment, office upgrades, life safety system improvements, new landscaping, 72 dock doors, two drive-in doors, 22-foot clear heights, a 5-inch-thick floor, 110 trailer parking spots, and more.
