Lee & Associates New Jersey, a commercial real estate firm based in Elmwood Park, announced Friday it has brokered a lease agreement on behalf of Matheson Tri-Gas, a supplier of industrial gases, in Warren.
The 35,313-square-foot lease is located on the top floor of 3 Mountainview Road, a Class A, 105,000-square-foot, three-story building featuring high ceilings and underground covered parking.
The building, which sits along Route 78, was previously occupied by Chubb Corp, Lee & Associates said. The owner of the property, KRE Group, is planning renovations at it as part of its plan to attract multiple office tenants.
“Our recent acquisition of the HyCo business assets unit from Linde required us to find a larger space,” Stephen Stroud, executive vice president and general counsel at Matheson Tri-Gas, said. “While we were offered many attractive proposals, 3 Mountainview Road addressed all of our needs at the best price.”
Brian Lynch and Peter Rasmusson of Lee & Associates New Jersey represented the tenant. Jamie Drummond, Andrew Perrotti and Dan Reider of Newmark Knight Frank represented KRE Group.
“We are thrilled to commence our re-tenanting efforts of 3 Mountainview with Matheson Tri-Gas’ lease of the entire top floor,” Justin J. Gingeleskie, director of leasing for KRE Group, said.
Gingeleskie said improvements are expected to be completed by the end of the year and will include a complete renovation of the building’s lobby, cafeteria and the addition of a common conference facility, a fitness center and more parking.
