NAI James E. Hanson announced Tuesday it has negotiated the sale of an industrial development site in Sparta.
The 5.76 acre site is located at 13 Aaron Way in the White Lake Commerce Park, a 31.54 acre business complex along the NYS&W freight rail line just off Route 15.
Sig Schorr and John Schilp of NAI Hanson represented the seller, Berardi Development Co., and the buyer, Tomco Construction, in the deal.
The White Lake Commerce Park is a designated Economic Development District, providing opportunities to developers in each of its 12 zoned lots that make up the park. Each are zoned for a number of uses ranging from scientific research and development laboratories to office buildings, storage buildings, warehousing and distribution, light manufacturing, and more. Of the 12 sites, 10 are currently under contract.
Tomco’s new space at 13 Aaron Way is the largest lot in the park and the only one that has direct access to rail siding. Tomco said it plans to use the lot’s flexibility and accessibility to construct a modern industrial building on the site.
“We continue to see increased interest in industrial development in Sussex County as record-high pricing to the east forces developers to look west for prime development opportunities,” Schilp said. “With ideal accessibility and attractive pricing, the White Lake Commerce Park presents developers with a unique opportunity to realize the benefits of this market to capitalize on the boom in industrial development.”
