Prime Global Solutions, a supplier and manufacturer of bulk material, has leased a newly built industrial property in East Orange, CBRE announced on Monday.
PGS, CBRE said, committed to 30,390 square feet at 11-41 Sussex Ave., which was developed, constructed and is owned by J.G. Petrucci Company Inc.
“With 11 Sussex, we are revitalizing an urban location that has laid barren for decades,” Greg Rogerson, principal of J.G. Petrucci, said. “This pioneering project is redeveloping an underserved neighborhood by transforming an 8.3-acre blighted site into an asset that will boost economic development within the community and create jobs. We are excited to welcome Prime Global Solutions to our real estate portfolio and will continue to expand our footprint in East Orange, New Jersey.”
PGS, headquartered in City of Industry, California, will occupy half of the 60,000-square-foot facility, joining current tenant ABC Supply Co. Inc. The building is within close access to the Port of Newark/Elizabeth and directly off Route 280. It has amenities such as seven loading docks, 28-foot ceilings, trailer storage and 2,000 square feet of office space.
“11-41 Sussex Avenue is an exceptionally constructed industrial asset located near the Port as well as a number of major thoroughfares,” Lou Belfer, senior vice president, CBRE, said. “It’s ideal for a number of uses, including warehouse, distribution, light manufacturing and corporate office.”
Lou Belfer and Scott Belfer of CBRE spearheaded the leasing campaign on behalf of J.G. Petrucci and negotiated the lease. PGS is expected to occupy the space in October.
