A martial arts studio has leased space in Englewood, according to NAI James E. Hanson.
The Teterboro-based commercial real estate firm said it negotiated a lease for 3,900 square feet at 28-46 South Dean St. Ronald Fotiu and Anthony Cassano of NAI Hanson represented the landlord, JPM 2006 – LDP8 24-42S. Dean St., in the deal with the tenant, TS (Tiger Schulmann) of Englewood Inc.
The property is a two-story, 41,000-square-foot mixed-use building with flex space and 315 feet of street frontage. It is anchored by a 20,500-square-foot New York Sports Club. The building also has a 435-space indoor parking garage.
Tiger Schulmann’s Martial Arts has several locations throughout the East Coast and said it selected 28-46 South Dean due to its increased visibility and large footprint.
“When it comes to site selection, increased visibility and flexibility are among the top priorities for retail and office businesses,” Fotiu said. “28-46 South Dean Street has both attributes which make it an ideal location for retail and office tenants to enhance their market position and engage prospective customers within the local community. We were pleased to leverage our deep market expertise to market this space and help our client secure a quality tenant for their unique property.”
There are two units still available at the property — an end cap with 2,506 square feet and a unit with 2,270 square feet.
“With a variety of spaces available, 28-46 South Dean St. presents a tremendous opportunity for tenants ranging from retail to office and medical users,” Cassano said. “The strong area demographics and the property’s modern design effectively position businesses like Tiger Schulmann of Englewood for sustained growth in a well-located, highly visible area of town.”
