NAI James E. Hanson, a commercial real estate firm based in Teterboro, announced on Thursday it facilitated the sale of a office condo in Fair Lawn.
The 6,100-square-foot property is located at 17-10 River Road and boasts ample parking, professional management, a kitchenette and executive offices with private restrooms.
NAI Hanson’s Darren M. Lizzack and Randy Horning represented the seller, RPM 1, in the deal with Paterson-based Ho-Ho-Kus Inc., a designer and manufacturer of latching and clamping systems. The company, which also has a manufacturing facility in Richmond, Virginia, outgrew its current office and was on the hunt for additional space to house its growing staff.
The property is within close access to routes 4, 17 and 46 as well as interstates 80 and 287, and the Garden State Parkway.
“For growing companies in the northern New Jersey market, it is often hard to find inventory for sale that is not overpriced and actually offered at its intrinsic value,” Horning said. “With this deal, market value was in alignment with the property’s intrinsic value and as a result both buyer and seller were satisfied with the outcome. We were happy to work on behalf of our client to negotiate a fair deal for all parties involved and help yet another New Jersey-based business grow.”
