The S. Hekemian Group LLC has broken ground on a 75,900-square-foot warehouse project in Newark, not far from Newark Liberty International Airport, real estate services firm JLL announced.

JLL will serve as exclusive leasing agent for the property at 120 Frontage Road, providing marketing and leasing services.

Out of JLL’s Parsippany office, Frank Recine, executive managing director; Brian Golden, managing director; and Gary Politi, senior vice president, will handle the assignment, working with Englewood-based S. Hekemian’s Peter Hekemian, senior managing director.

“This new facility will add much-needed modern warehouse and distribution space to the Newark market, which has been held back by a limited supply of Class A industrial product,” Golden said in a prepared statement. “The facility’s proximity to Newark Liberty International Airport, the Port of Elizabeth and the Port of Newark, and its immediate access to (Interstate) 78 and the New Jersey Turnpike, make this an ideal location.”

An existing parking lot and structure on site are being demolished, Recine said, with construction of the single-story building expected to be completed later this year. The new warehouse will include 36-foot clear ceiling heights, loading docks, a drive-in door and parking.
