NAI Hanson negotiates sale of industrial building in Sparta

NAI James E. Hanson, a commercial real estate firm based in Teterboro, announced on Tuesday it has negotiated the sale of a 10,400-square-foot spec industrial building in Sparta.

The building is located at 7 Aaron Way within the White Lake Commercial Park, a 31.54 acre commercial park along Route 15.

NAI Hanson’s John Schilp represented the seller, JAM Properties, in the deal. A local business had been occupying a smaller space in Sparta and was on the hunt for a larger asset to grow into.

Completed earlier this year, the building offers 20-foot ceilings and eight overhead doors.

Schilp, NAI Hanson said, was retained in 2019 to facilitate the sale of the 12 lots that make up the White Lake Commercial Park. Most of the lots fit industrial buildings ranging in size from 10,000 to 30,000 square feet. The sale of 7 Aaron marks the second building closed at the site.

“Over the past several years, lower development costs and tremendous transportation accessibility have led to Sussex County’s emergence as an up-and-coming regional industrial market,” Schilp said. “We are deeply proud of our work at the White Lake Commerce Center as we have been able to help grow the region’s business community while allowing our clients to realize the tremendous value of their land and buildings.”

There are still available leases ranging in size from 5,000 to 27,000 square feet at the property.
