Health Pharma USA, a pharmaceutical firm based in Rahway, has enhanced its footprint in Rahway with the addition of a 10,000-square-foot lease on top of its already-occupied 5,000-square-foot office.
Jaime Zimmel of Zimmel Associates secured the lease in the same building the tenant is in: 1560-1566 Hart St. She represented both the landlord, Alard Realty LLC, and the tenant.
“We were still able to do a market rate rent due to the virus because industrial space is still needed and there was not a lot available at that time.” Zimmel said.
The 40,000-square-foot building is one of five that comprise a 200,000-square-foot flex property. It currently has units available between 5,000 and 15,000 square feet. It is located within close access to routes 1 and 9, and the New Jersey Turnpike.
Amenities include parking, 18-foot ceilings, two loading docks, a 3,000-square-foot office space, and more.
“Due to the challenges of COVID-19, the ability to lease space is a little more difficult,” Zimmel said. “The owner was cognizant of this and was able to cater towards the tenant to a concession, allowing the tenant to expand, move in, do necessary work and set up the space.”
