BNE Real Estate Group and officials from South Amboy have broken ground on a $500 million redevelopment project in the city.
South Amboy Mayor Fred Henry and municipal officials joined principals of BNE Real Estate to mark the first phase of construction on The Manhattan Beach Club. Phase One includes the first of two four-story buildings that will comprise more than 500 luxury rental homes. Situated on 55-acres, the project will bring 1,875 new residences to Radford Ferry Road once complete.
The effort will also include the construction of a 20,000-square-foot ferry terminal adjacent to The Manhattan Beach Club. Earlier this week, the U.S. Department of Transportation granted South Amboy $3.5 million for the proposed facility which will include 700 parking spots, a second story space ideal for a restaurant, and the capacity for three ferries.
“Smart, well planned growth is a tremendous asset to our City,” Henry said. “The Manhattan Beach Club will transform vacant industrial land into a bayfront destination providing stable long-term revenue to benefit our residents, both new and old, for decades to come.”
The initial phase of 291 residences, which will be located between the South Amboy train station and the Raritan Bay, is slated for completion by summer 2022, according to Jonathan Schwartz, a partner at Livingston-based BNE Real Estate, a development and management company.
“South Amboy’s current and previous administrations have done a remarkable job in revitalizing the city’s waterfront over the past two decades, delivering a mix of residential, commercial and recreational uses throughout the city,” Schwartz said. “We share their vision for unlocking the value of this critical waterfront asset and transforming it into a thriving, well-connected neighborhood that will also benefit downtown South Amboy.”
The studio, one- and two-bedroom residents will offer covered onsite parking walkable to the train, ferry and downtown; open-concept kitchens; nine-foot ceilings; stainless-steel appliances; in-unit washer and dryers, private outdoor spaces, and more. Indoor amenities include a grand lobby; multiple entertainment lounges; a co-working space with private offices and conference rooms; kids playroom; coffee cafe; a fitness center; game lounge; movie theater; Amazon package lockers; a dog spa; and more. Residents will also enjoy outdoor amenities like an outdoor swimming pool; an indoor and outdoor bar; BBQ grills; dining areas; fire pits; lawn and garden lounge areas; and outdoor TVs.
Residents living at the property will have about a 50 minute commute to New York Penn Station and are within close access to the Garden State Parkway, and routes 9 and 35.
