2020 ROI Influencers: Real Estate — Why Bezos is No. 1

There were a lot of reasons why Amazon CEO Jeff Bezos is No. 1 on the 2020 ROI Influencers: Real Estate list.

Here’s a big one.

According to Colliers International, Amazon accounted for just under 20% of all industrial leases during the period between the fourth quarter of 2019 and the third quarter of 2020.

The brokerage firm, in its quarterly report, said Amazon leased nearly 8 million square feet of space in what is a hot industrial market.

New Jersey may not have landed the coveted HQ2 second headquarters project, but it has been landing Amazon properties ever since. More than a dozen delivery stations were added this year. As was a fulfillment center in Cranbury, the company’s 15th in the state. No 16, at Carneys Point, already is set for 2021.

Everyone is taking notice.

“Investors continue to pay record low caps for Amazon distribution centers, even with less than five years remaining on the lease terms,” one broker said.

Yes, the Amazon effect is hitting all parts of the economy and the commercial real estate sectors. That’s why Bezos is No. 1.
