Zimmel brokers $3.35M sale of Edison industrial property

An industrial building in Edison has been sold for $3.35 million, according to real estate firm Zimmel Associates.

The firm said recently that U.S. Land Resources has sold the 22,500-square-foot property at 330 Talmadge Road to 330 Talmadge LLC, an affiliate of an undisclosed e-commerce company.

Zimmel brokered U.S. Land Resources’ purchase of the building 25 years ago, it noted, and has served as a leasing broker over the years. It served as exclusive broker for the sale.

The property, which has 5,000 square feet of office space as well as tailboards and a drive-in bay, is currently 100% leased, Zimmel said.

“A free-standing building is somewhat unusual, directly off of I-287 in Edison,” Zimmel’s David Zimmel said in a prepared statement. “There are very few buildings of that size that hit the market for sale in the marketplace.”

The tenant’s lease is due to expire at year-end, which combined with the strength of the industrial market to prompt the sale, Zimmel noted.
