Prism ready to start construction on medical office building at ON3 campus

Prism Capital Partners said this week that construction is set to begin in the first quarter of 2021 on a build-to-suit medical office building at its ON3 campus in Clifton.

The Nutley-based developer said it has received final site plan approval for the 80,000-square-foot facility, which has been preleased by Hackensack Meridian Health.

“The building will occupy a parcel on the southeast corner of Metro Boulevard and Route 3 in Clifton,” Principal Partner Eugene Diaz said in a prepared statement. “It will include an ambulatory surgical center, as well as additional multispecialty practice areas, supporting Hackensack Meridian Health’s mission to deliver the highest-quality health care services to the local community.”

Gensler is designing the four-story facility, which will have an attached parking garage among other features. Construction is expected to be completed in mid-2022.

HMH already occupies significant space at the ON3 complex, which is home to its School of Medicine and its Center for Discovery and Innovation, among other sites.

“From the very start, Hackensack Meridian Health has served as one of ON3’s highest-profile tenants,” Diaz said. “We take great pride in our expanding relationship and our ability to accommodate this health care leader’s diverse needs here.”

The former Hoffmann-La Roche campus straddles Clifton and Nutley and is already home, or will become home, to Eisai Inc., Ralph Lauren Corp., Quest Diagnostics and others.
