Three businesses sign long-term renewals in Bridgewater complex

Zimmel Associates announced it has brokered three long-term lease renewals at Bridgewater Business Park, a 16-building complex in Bridgewater.

The real estate firm said in a news release that the flex/industrial buildings, which total 380,000 square feet, are owned by Bridgewater Industrial Associates, a principle of Denholtz Properties. Buildings are both single-tenant and subdivided into multiple units, and the complex is now 100% leased.

The lease renewals include:

  • Absolute Fencing Gear, a maker and supplier of sports fencing equipment, seven years, 24,000 square feet, 28 E. Chimney Rock Road;
  • Zoned Sports Academy Inc., a baseball and softball training facility, 10 years, 28,000 square feet, 24 E. Kearney St.;
  • Chaves Automotive Inc., an auto service business, five years, 26,000 square feet, 26 E. Kearney St.

Zimmel’s Jordan Zimmel arranged the leases.

“The market remains extremely strong in New Jersey,” Zimmel said in a prepared statement. “The vacancy rate in the whole state overall is probably 2% or less. Companies not needing a different amount of space will tend to renew now, because there are not many options to look at. All three tenants are especially happy with the way the landlord maintains the buildings, which are all in great shape and well-landscaped.”
