Need a ‘destructive or explosion lab’ in your HQ? C&W is marketing the building for you

Real estate firm Cushman & Wakefield has been chosen to market a headquarters-quality office property in Annandale for sale or lease, it announced this week.

The firm said in a news release that VREIT picked it to market 1467 Route 31 S., a three-story, 105,074-square-foot building that could be used for offices, research & development, medical or flex space, among other possibilities.

The property not only has headquarters-type office space on the top two floors, it has prototype and product development evaluation laboratory facilities, including high- and low-temperature labs, a variation lab and a “destructive or explosion” lab on the first floor.

The team of David Sherman, Josh Cohen, Gary Gabriel and Frank DiTommaso is marketing the property.

“This unique build-to-suit facility was custom designed for Ingersoll-Rand’s Tool & Hoist Division and has never been available to market before,” Sherman said in a prepared statement. “This is a rare opportunity to take over this headquarters and lab facility, which can easily be converted for other uses.”
