Why Thrive, Ga.-based senior living company, is expanding into N.J.

Company likes state’s real estate fundamentals, connectivity, top schools and residential density

Thrive Senior Living, a company that says it is determined to change the face of senior living in the U.S., is coming to New Jersey.

Earlier this month, Thrive officials announced a welcome center is opening so potential residents can get more information on Thrive at Montvale, the 203-unit community it expects to open in the first quarter of 2022.

It’s an opening the Atlanta-based company has been planning for some time, Chief Investment Officer Alan Moise said.

“Thrive began expanding north from Georgia, beginning with Virginia and Maryland,” he said. “In 2016, we were introduced to our partners at Pike and began searching for sites in northern New Jersey.”

New Jersey made sense, Moise said.

“We were attracted to the market due to its strong real estate fundamentals, connectivity and proximity to solid employment, schools and its residential density,” he said.

The COVID-19 pandemic certainly slowed plans. But, even though the pandemic crushed New Jersey’s long-term care facilities, Moise said Thrive never hesitated with its expansion plans.

“Our commitment has only increased as a result of COVID,” Moise said. “Thrive’s design principles already minimize traditional ‘internal circulation’ and maximize porosity with outdoor spaces.

“Every design decision we make runs through a simple filter: ‘What’s normal?’ Which has generally resulted in spaces that function very well during pandemic-driven operational restrictions.

“We were able to make some changes to the building in reaction to COVID specifically, including modifying the HVAC system to minimize recirculation of indoor air.”

Moise noted part of the community’s appeal will be its outside amenities. The community has nearly 3 acres of walking paths outside its walls and almost an acre of manicured outdoor space within its walls.

The Montvale location is just off the Garden State Parkway and near Lake Tappan. It will be a three-story community with 203 apartments across independent living and assisted living. There will be a small-house model senior living environment focused on providing memory care to residents.

The Welcome Center is at 295 W. Grand Ave.

Moise said the Montvale location will not be the last.

“We desire to build a strong presence in the state and have several sites in planning,” he said.
