LeFrak unveils newest residential building on Jersey City’s Waterfront

Trying to capitalize on a still-hot rental market — especially on the water — the LeFrak Organization announced it has begun leasing at the Beach, the newest luxury rental offering within Jersey City’s Newport neighborhood and the first new building to open north of the coveted four-acre park at Newport Green.

LeFrak officials said the 336 high-quality units are paired with sought-after amenities, including a coworking lounge, expansive private outdoor spaces and an outdoor pool.

Designed by HLW Architects, who renovated Google’s Manhattan headquarters and worked alongside Arquitectonica to design the Ellipse in Newport, the development comprises two residential towers reaching 12 and 25 stories. Residences range from studio to four-bedroom homes and feature spacious, flexible layouts ideal for a hybrid live/work lifestyle.

Studios start at $2,450 per month, but new residents — signing a 12-month lease — get two months free.

LeFrak Organization Chairman Richard LeFrak, who has overseen much of the development in Newport for the past three decades, feels the Beach is another asset to the community.

“From the outset, our vision for Newport was to create a vibrant, dynamic neighborhood where quality homes, curated retail offerings and beautiful public spaces surrounded by river and skyline views set the stage for a tight-knit community,” he said. “Throughout the past 30 years, Newport has blossomed into the most sought-after place to live in Jersey City.

Newport represents a sought-after approach to urban living with its collection of high-quality residential developments, neighborhood-serving retail and plentiful outdoor amenities, all situated along the Hudson River waterfront.

The Beach is situated directly adjacent to Newport Green, the neighborhood’s 4-acre park and playground, and Sandy Beach, the only urban beach along the Hudson River. The development is moments from the Hoboken PATH and New Jersey Transit stations, providing direct access to Manhattan.

Richard Wernick, managing director of residential leasing for LeFrak, said the Beach is a perfect fit for the neighborhood.

“The Beach brings together all of the new must-have features — spacious layouts, thoughtful amenities, prime waterfront location and plentiful green space — that renters want right now in a vibrant community with everything seconds away,” he said.

Wernick noted the interiors were designed by New York-based designer K&Co, known for prominent residential projects, such as the American Copper Building in Manhattan and the Greenpoint in Brooklyn. All residences are complete with oversized windows showcasing dramatic Manhattan skyline views, spacious terraces or Juliet balconies, modern open-plan kitchens, contemporary finishes and expansive closet space. Many homes feature walk-in closets.

In addition to the beautifully crafted homes, LeFrak officials said the Beach offers an extensive amenity package that is designed to enhance daily life, with versatile areas for remote work and plenty of private outdoor space.

Residents will enjoy a 24-hour attended lobby with concierge and package lockers, coworking lounge with private breakout rooms, a state-of-the-art fitness center with a separate fitness studio, a landscaped dog run, a children’s playroom, a library, game room and a rooftop lounge with a wet bar and pantry.

Designed with a focus on the importance of access to outdoor space, the Beach also offers several spaces that capitalize on the picturesque waterfront and skyline views and connect residents with nature, including a sprawling landscaped waterfront courtyard with grilling stations and fire pits, outdoor pool and sun deck, and a sixth-floor roof deck with multiple seating areas. Onsite parking and bike storage are also available for an additional fee.
