The Randolph: Residential phase of redevelopment of former Muhlenberg hospital holds ribbon-cutting

Plainfield’s Mapp, CHA Partners proud of 120-unit luxury rentals

Plainfield Mayor Adrian Mapp was thrilled to be at the ribbon-cutting for the Randolph Apartments, a 120-unit luxury rental development that features one- and two-bedroom units and a lot of amenities, including a community coworking space that is ideal for a hybrid work environment.

Mapp was even happier at what is still to come.

Constructed at the site of the former Muhlenberg Regional Medical Center, the Randolph is part of CHA Partners’ master-planned redevelopment of the campus, which also includes the creation of a new community-based health care facility to be known as the Muhlenberg Medical Arts Complex.

The transformation of the site, achieved through a public-private partnership between the city of Plainfield and CHA Partners, features the highly amenitized new residential offering to complement the newly repositioned 186,000-square-foot primary and specialty care medical center.

“It’s imperative that our focus remains steadfast on ways to deepen our commitments to economic growth and development in a way that benefits our community at large, helping our city build back better and rebound from the pandemic,” Mapp said.

William J. Colgan, managing partner of CHA Partners, said the vertically integrated, full-service company was happy to help.

“We recognized the potential of the former Muhlenberg Regional Medical Center site,” he said. “Working with Mayor Mapp and Plainfield’s municipal leaders, we were able to execute a strategic development plan that will enhance the overall community.”

Construction for the Randolph began in late 2019, with CHA working closely with the city of Plainfield to obtain all required municipal and planning board approvals for the project, including the remediation of all environmental issues as well as sitewide traffic and circulation improvements. Leasing launched in early 2021 and the property is now nearing the 65% leasing milestone.

Comprising a mix of one- and two-bedroom units, the Randolph features a robust amenity package, including a state-of-the-art fitness center with a yoga studio, beautifully appointed exterior courtyard and lounge areas, multipurpose event rooms, a pet spa and bark park, and an automated package system.

In addition to the community coworking spaces, the property also boasts conference rooms and breakout workstations, perfect for residents working and/or schooling remotely. The Randolph additionally offers a grand entrance with a dedicated porte cochere and reconfigured parking areas for residents and their guests.
