NAI DiLeo-Bram completes sale of industrial building in Plainfield for $2.35M

NAI DiLeo-Bram & Co. recently announced that the team of Richard Goski, vice president, and Catherine Goski, associate vice president, completed the sale of a 13,500-square-foot industrial building located at 1242A-1260 North Ave. in Plainfield for $2.35 million.

The team represented the buyer and longtime client, Armor Poxy LLC, in this transaction. The seller, Turtle & Hughes, was represented by Jason Goldman and Michael Kimmel of KBC Advisors.

This property had been on the market for lease prior to being listed for sale. The day it was listed for sale, the Goskis presented it to their client, who had previously been leasing space in Union and was looking for several months to purchase a building for its epoxy flooring business.

“With the steep competition in the New Jersey industrial market, and product moving so quickly, we were very pleased to have found our client this highly sought-after, standalone building situated on a large lot with built-out office space, Catherine Goski said. “We are thrilled that our client immediately made an offer, and we ultimately were able to secure the building under contract and close fairly quickly.”

“Jason and Michael from KBC Advisors were extremely professional throughout this process and excellent to work with,” Richard Goski said. “Through the efforts of all brokers involved, we were able to expedite this transaction with no major issues for the buyers or sellers.”

Located within Plainfield’s Urban Enterprise Zone, 1242A-1260 North Ave. is a freestanding building with fenced outside storage. It is just minutes to Route 22 and Interstates 78 and 287. The building offers 15-foot clear ceiling heights, one dock and two drive-in doors.
