Sheldon Gross sells Manville mixed-use building for $332K

A mixed-use building at 64 N. Weiss St. in Manville — which features both a 2,188-square-foot office and an income-producing apartment — has been sold to an undisclosed buyer for $332,000, according to an announcement from Sheldon Gross Realty President Marcy Gross and Vice President Eric Weston, who brokered the deal.

The asset, which features two large storage sheds with electricity, and sits on an approximately 8,000-square-foot lot, was most recently used by the seller related to a contracting business. The office space has 8-foot ceilings, a reception area, a conference room, five offices, security cameras, a kitchenette, a generator, loft storage and off-street parking for five vehicles.

“This building is ideal for a small business, given its wealth of features and its location within the thriving Raritan Valley area,” says Weston. “And, given the challenges of small business ownership, also having a residential space to generate additional revenue is an outstanding benefit.”

Centrally located in Somerset County, the property is a short drive from Routes 206, 202, 22 and 28. In addition, it’s approximately three miles from Route 287’s Exit 13.

The two-bedroom, one-bathroom apartment provides approximately 700 square feet of living space.
