Cushman & Wakefield sells Fairfield office property for $7.15M

Cushman & Wakefield brokered the sale of a 104,000-square-foot office building located at 710 Route 46 in Fairfield. The final sale price was $7.15 million.

A Cushman & Wakefield team of Andy Merin, Andy Schwartz, Jordan Sobel and Andre Balthazard represented the seller, 700 Fairfield Investors LLC, and procured the buyer, StoneWater Equities, led by Morris Sarway, in the transaction.

“710 Route 46 is a premier asset with a strategic location and flexible zoning, offering multiple different redevelopment opportunities for new ownership,” Schwartz said. “Ownership has the opportunity to bring new tenancy the space and vastly increase the income.”

The four-story building offers large windows, ample parking, a lobby with a full-height atrium and two glass-enclosed elevators. 710 Route 46 is located within walking distance to many different amenities, including the Hilton Double Tree, Target, Costco, Starbucks and the Willowbrook Mall.

The property is situated next to Interstate 80, allowing easy access to the surrounding Newark and New York areas.
