NAI Hanson negotiates sale of 3,000 sq. ft. office space in Chester

NAI James E. Hanson on Tuesday said it negotiated the sale of 3,000 square feet of office space located at 310 Route 24 in Chester for an undisclosed price.

Hanson’s Joseph Vindigni represented the seller, MJMB LLC, in the transaction with 310 Route 24 LLC.

Situated in the heart of Morris County, the asset is a 6,930-square-foot office building comprised of several professional suites. Hanson’s sale spanned Suites A3 and A4. Located on the ground floor of the building, Suite A4 features 1,500 square feet and six offices/conference rooms, while the second-floor Suite A3 features 1,450 square feet, five offices/conference rooms and a kitchen. Both suites include reception and waiting areas and private restrooms, as well as a combined 55-plus parking spaces. The well-maintained property also offers prime visibility in Chester Township and quick access to many of the region’s major roadways, making it an ideal location for any professional office.

As a result of both NAI James E. Hanson’s tenacious marketing strategy and 310 Route 24’s excellent location, the buyer showed interest in utilizing the property as an insurance sales office following its relocation from Far Hills. In addition to representing the sellers in sale of Suites A3 and A4, NAI James E. Hanson also represented them in the negotiation of a 3,000 square-foot lease at their new location at 360 Route 24 in Chester, a building where NAI James E. Hanson serves as the exclusive brokerage.

“This deal further underscores our team’s repeated ability to represent the interests of sellers by highlighting their properties’ full potential in the increasingly competitive northern New Jersey market,” Vindigni said. “We look forward to continuing leveraging our exceptional market expertise to not only help our clients find value for their properties, but simultaneously aid in their relocation to properties that are well suited to the growing needs of their businesses.”
