Bergman Real Estate Group inks two new leases at 7 Giralda Farms in Madison

Woodbridge-based Bergman Real Estate Group on Tuesday said two new leases totaling 28,100 square feet have been signed at 7 Giralda Farms, a 3-story, Class A office property located in Madison.

7 Giralda is part of the Giralda Farms Corporate Campus, a gated 310-acre, 1.15 million square foot office park set on the former Geraldine Rockefeller Dodge Estate. The property is strategically located 1.5 miles from downtown Madison and 3 miles from downtown Morristown and offering convenient access to areas highways and public transportation for direct access to New York City.

Bergman signed a long-term lease with international law firm Wilson Elser Moskowitz Edelman & Dicker LLP, which is relocating to Madison from their former offices in Florham Park. The tenant representative brokers on the transaction were Gregg Najarian and Slava Vaynberg of Savills’ Rutherford, New Jersey office and Chris Tarzon Savills’ Chicago, Illinois office.

The second lease signed was with BEM Systems Inc, an environmental engineering firm that is relocating its headquarters from Chatham. The employee-owned consulting, engineering, and information management firm provides comprehensive environmental services to federal, state, and local government agencies and commercial clients. The broker on the transaction was Mark Twentyman of Kingsbridge Realty Advisors, of Chatham.

Wilson Elser and BEM Systems Inc. are the first leases signed since Bergman Real Estate Group acquired the property in late July 2021. These two firms will join many leading New Jersey companies at the Giralda Farms Corporate Campus, including Prudential, Leo Pharma, Inc., AbbVie, Merck, Pfizer, and Atlantic Health Systems.

The new leases come on the heels of Bergman’s recent announcement that they are planning extensive renovations to the building this month, which include all new finishes and furniture upgrades to the lobby, cafeteria, fitness center, restrooms and common areas, as well as adding new amenities including a conference and training center, an employee lounge and game room, a bike share program, collaborative spaces and outdoor seating and landscaping enhancements.
