Jersey City’s premier loft office building experiences leasing velocity with multiple transactions inked

Lease-up nearly complete as Newmark completes 16,600 sq. ft. of deals 

A historic loft office building in the Powerhouse Arts District in Jersey City has been experiencing a recent leasing frenzy as three new transactions were recorded at the 51,307-square-foot property, according to a Wednesday announcement from Newmark.

Newmark Managing Director Dan Reider spearheads leasing efforts for the property, representing the asset owner, HK Organization, a Brooklyn-based real estate owner and developer.

Located at 333 Washington St., the property functioned as a grain warehouse in the 1920s and was converted to office space in the early 2000s. The restoration preserved much of the building’s character, with exposed brick, wood beams and hardwood flooring.

Newmark said the most recent lease was to Swedish mobile gaming company LeoVegas, which will open its first U.S. flagship location on the second floor of the building, leasing 5,300 square feet. Additionally, the Newmark team completed two additional leasing transactions since the fourth quarter of 2021, fully leasing the fourth floor: renewable energy provider Soltage leased 9,065 square feet and outdoor advertising firm Interstate Media leased 1,911 square feet.

“We believe that the recent leasing velocity we’ve experienced at 333 Washington St. was due to our strong history of providing tenants with unique, modern and high-quality environments,” Jeremy Frenkel, managing partner at HK Organization, said. “In addition to the remarkable care we spent upgrading the property, we are looking forward to unveiling the lobby and roof deck renovations for the enjoyment of our diverse roster of tenants.”

Ownership is undertaking common area upgrades — to be completed shortly — including a renovated lobby with modern industrial finishes, updated elevator cabs and replacement of the existing roof deck. The roof deck is a notable amenity at the property — an extremely rare amenity on the waterfront, which is shared amongst the building’s tenants. Additional building features and amenities include plug-and-play furnished space, 12-and-a-half-foot ceilings and oversized windows.

“As Jersey City’s premier loft office building, 333 Washington is truly one-of-a-kind in the marketplace,” Reider said. “The building’s industrial loft feel has struck a chord with tenants as they tour through a market of nondescript steel towers.”

Located in Jersey City’s Powerhouse Arts District, 333 Washington offers proximity to numerous dining and shopping options within a short walk. It is accessible to all forms of public transportation, with walkability to the Grove Street, Newport and Exchange Place PATH stations, the Hudson Bergen Light Rail stops and the Harborside and Paulus Hook ferry stops.
