Zimmel delivers 30,000 sq. ft. flex building in Aberdeen

A 30,000-square-foot flex building in Aberdeen was recently sold to an undisclosed buyer for an unnamed amount, according to a Tuesday announcement from Zimmel Associates.

Located at 403 County Road in Aberdeen, the building, which was constructed 20 years ago, was divided into six 5,000-square-foot units.

David Zimmel, president of Zimmel Associates, was originally hired to handle the leasing of the building, which has good visibility, separate entrances and meters and six tailboard loading docks with a 20-foot clear ceiling height.

Today, there are four tenants that occupy the property, two leasing 10,000 square feet and two leasing 5,000 square feet. The building and the property are very well maintained and in excellent condition.

Approval was recently secured for a 4,000-square-foot, freestanding building next to the existing building, which will be utilized as a single-user building. However, the owner, who will be moving out of state, decided it was the perfect time to sell.

Zimmel, along with Jordan Zimmel, vice president, handled the building, and Jaime Zimmel, vice president, found the buyer, an active investment group looking for a flex building to add to its portfolio.

The new owners will be starting construction of the new building, which should be ready in six months. Currently, 403 County Road is fully leased, and there are no vacancies expected for a few years.
