The Frederick, a new boutique rental community in Highland Park, has achieved 100% lease-up, according to a Wednesday announcement from Short Hills-based developer Garden Communities.
The 40-home apartment complex offers renters a Middlesex County address with a transit-inspired lifestyle that’s in proximity to urban conveniences.
Located at 2 Walter Ave., on the site of a former medical office building, the Frederick represents a new housing option in Highland Park’s residential neighborhood. While the pace of leasing exceeded expectations, Garden Communities’ Brett Tanzman noted the community’s popularity comes as no surprise.
“The Frederick offers the best of both worlds: luxurious apartment homes and lifestyle amenities in one of New Jersey’s most vibrant municipalities — just across the Raritan River from New Brunswick,” Tanzman said.
One- and two-bedroom apartments at the Frederick range in size from 800 to more than 1,200 square feet, with oversize windows and open designs providing abundant natural light. Well-appointed kitchens, wider plank flooring, pedestal lighting with Edison bulbs and in-suite washers and dryers are among many high-end features, and select apartments also have patios or balconies with city or Raritan River views.
Tanzman noted that the Frederick’s onsite amenities distinguish it among rental properties of its size. Among them, residents enjoy a state-of-the-art fitness center; coworking space; and a community entertainment lounge with prep kitchen, large flat-screen TVs, a fireplace and a wet bar. The community also features a package room, dog-washing station, resident storage, indoor/outdoor bike storage and EV chargers.
“Highland Park checks every box from a lifestyle perspective, and that has proven very attractive to today’s renters,” Tanzman said.
