NAI James E. Hanson negotiates sale of 3,800 sq. ft. retail building in Paramus

NAI James E. Hanson on Monday said it sold a 3,800-square-foot office/retail building at 480 Route 17 N. in Paramus.

NAI Hanson’s Dominic Fittizzi represented both the buyer, Kayla Mia RE Holdings LLC and the seller, Salvatore Iacono, in the transaction.

Located along Paramus’ dense Route 17 retail corridor, 480 Route 17 N. is a 3,800-square-foot, two-storefront office/retail building with an additional three-room second-floor office with a private bathroom. The property features 80 feet of highway frontage with over 135,000 vehicles passing by per day, highly visible pylon signage and 12 parking spaces.

The seller hoped to capitalize on the strong demand for highly visible retail space on Paramus’ bustling Route 17 through naming NAI Hanson as the exclusive brokerage firm to market the property for sale. Behind NAI Hanson’s marketing strategy, a buyer immediately took interest in the well-located building and plans to use the location as an investment property.

“For a retailer, 480 Route 17 N. is a premier location due to the large amount of traffic that passes by each day,” Fittizzi stated. “Paramus is specifically known for offering a wide variety of retail options and that bodes well for any retailer looking to reach a large target audience. We’re proud to have helped our clients negotiate a deal that aligned with their individual business goals and are excited to continue to help clients navigate the local retail market.”
