79-story luxury Jersey City condo building, 99 Hudson, closes out scorching summer of activity (SLIDESHOW)

It was a summer to remember at 99 Hudson, one of the region’s most iconic condominium buildings, according to a Wednesday announcement from the Marketing Directors, its exclusive marketing and sales agent.

Rising 79 stories above Jersey City’s Hudson River waterfront, directly across from Lower Manhattan, 99 Hudson significantly added to its growing resident population with an impressive 31 homes closed between Memorial Day and Labor Day. The three-month flurry brought the total number of homes closed at 99 Hudson to more than 300.

The tallest building in New Jersey also had seven new sales in the month of August alone. The Marketing Directors attributes the recent sales push, in part, to soaring rental prices in the area, which are tipping the scale more and more in favor of homebuying.

“We’re seeing a noticeable uptick in prospects who were comfortable with renting before being hit with significant post-pandemic rate increases,” Jackie Urgo, president of the Marketing Directors, stated. “This is true for both New York City residents as well as those who were already living in Jersey City and experiencing its dynamic and ultra-convenient lifestyle. Both groups now see the value in purchasing a home in a building with exceptional living spaces, top-of-market amenities and services, and a great location.”

99 Hudson offers 65,000 square feet of amenities and engaging programming. A triple height lobby welcomes those who enter, while a private, off-street porte-cochere provides secure access by car or foot. Health and wellness are fostered by a state-of-the-art 3,800-square-foot fitness center and dedicated yoga and Pilates studio. Socializing and a communal vibe are created by a game room with card rooms and pool and foosball tables, multisport simulator, screening room with bar, children’s playroom, demonstration kitchen and work café. The 99 Hudson Club Room features a demonstration kitchen, library, flat screen TV and lounging, dining and entertaining spaces. There is also a 24-hour concierge.

Outside, an eighth-floor amenity deck boasts an 80-by-50-foot swimming pool, cabanas for lounging, al fresco dining spaces with barbecue grills, playground, dog run and a landscaped green lawn.

99 Hudson also offers an exclusive, residents-only spa with hot tub, wet and dry lounges, steam room, dry sauna, showers, spa terrace and private massage rooms. Additionally, an impressive 7,500 square feet has been dedicated to open space and pedestrian plazas.

Designed by Perkins Eastman, 99 Hudson features a distinctive limestone and glass exterior that embodies sophisticated residential architecture. A collection of well-appointed studios to two-bedroom homes and a limited number of expansive penthouse residences is available, with select homes offering balconies. The upscale residences range up to 2,500 square feet in living space and are priced from $548,000 to over $4 million. Immediate occupancy is available.

Homes feature open layouts with floor-to-ceiling windows that bathe the living spaces in natural light and frame dramatic vistas of the Manhattan skyline, World Trade Center, New York Harbor and Statue of Liberty. Stylish finishes include oak flooring, kitchens with quartz stone countertops, stainless steel Kohler fixtures, a premium suite of Bosch appliances and spa-like master bathrooms with custom millwork and Italian ceramic statuario flooring and wall tiles. All cabinetry throughout these elegant homes has been imported from Italy. Each residence will also have a Bosch washer and dryer.

99 Hudson boasts a prime location at the intersection of Hudson and Greene streets, just steps from the Exchange Place PATH station. NY Waterway ferries provide service to the 39th Street and Battery Park City terminals. Also, right outside the front door is the Exchange Place Light Rail station, which provides direct access to other “Gold Coast” locales.
