RIPCO to handle retail leasing in two prominent mixed-use buildings in Hoboken

RIPCO Real Estate recently announced it will be handling the leasing and marketing of the retail components for two mixed-use buildings in Hoboken.

Deborah Stone and Daniel Zappala of RIPCO have been named the exclusive leasing agents for 7 Seventy House at 770 Jackson St. and VINE at 900 Monroe St. There are three available ground floor retail spaces totaling in approximately 11,600 square feet available for rent.

Located at  770 Jackson St., 7 Seventy House is a 424-unit apartment building that currently has 9,730 square feet in two retail units available. The retail units can be leased together or separately. Both have 24-foot ceiling heights, ranging up to 30 feet.

This building is situated across from the 9th Street/Congress Street Station on the Hudson Bergen Light Rail, with over 300,000 passengers weekly. Current retail tenants include Mile Square Early Learning Center and Prime Time Cleaners. The building is directly across the street from Monroe Center, a premier business community that includes office space, artistic studios, retail space and a courtyard.

The second property for lease, at 900 Monroe St., is a 135-unit apartment building with 1,882 square feet available on the first floor. This property is adjacent to Hudson-Bergen Light Rail. The Learning Experience is a current Tenant. The building is in close proximity to ShopRite and an Amazon Distribution Hub.

“The ground floor retail component at 7 Seventy House & VINE represent a trend we are seeing in the mixed-use category,” Zappala, a director at RIPCO and Hoboken resident, stated. “Developments such as these tend to be close in proximity to a train or light rail station. Sangria & Black Rail Coffee at 800 Jackson St. are capitalizing on an established resident base and exposure to the 30,000 weekly light rail passengers. They are an amenity to the neighborhood, and are easily accessible to patrons living outside Hoboken. 7 Seventy & Vine offer that same opportunity.”

Stone, a managing director at Ripco New Jersey, added: “As we continue to bring new retailers to both of these buildings, we are confident that it will offer a prime location for a mix of retail, ranging from group fitness, café & restaurant and small-format specialty grocers and pharmacies. A top priority when filling the available space is meeting the needs of the surrounding community by offering access to retailers that fit their lifestyles.”
