Tulfra Real Estate CEO Sonny Jumani had a vision for Park 11 in Belleville. He wanted to transform an underutilized space into an active site that benefits the community.
One way to do just that? Open a Starbucks.
Earlier this month, Tulfra and the Hampshire Cos. held a ribbon-cutting ceremony to welcome Starbucks as the newest tenant.
“The new Starbucks is an excellent addition to Park 11, in a highly visible location, next to a busy intersection and swaths of residential blocks,” Jumani said.
Park 11 is a joint venture between Tulfra Real Estate, which is the redeveloper for Belleville Township, and the Hampshire Cos. In 2015, the longtime partners acquired the then-vacant former site of Roche Diagnostics and got to work transforming it into a master-planned community hub.
Located at the intersection of Franklin Avenue and Mill Street, Park 11 is in the middle of one of the state’s most populous residential centers. It is adjacent to the Clara Maass Medical Center and is a short distance from Routes 3, 17 and 21, the New Jersey Turnpike and the Garden State Parkway.
Tulfra and Hampshire are working to fill up the center.
Starbucks is among several retailers with long-term leases. In late 2018, Wawa signed a 2-acre ground lease on the property, opening a gas station and convenience store there in 2020. Extra Space Storage also signed a 75-year ground lease, operating a 110,000-square-foot, 807-unit, four-story space.
