Denholtz Properties said it recently negotiated a 17,100-square-foot lease with BarCo Brands to bring the Commissary at Baseline, part of the historic Fort Monmouth redevelopment site located in Oceanport, to full occupancy.
With an anticipated opening date in the spring of 2023, BarCo Brands’ newest endeavor, Baseline Social, will bring a one-of-a-kind immersive dining and entertainment experience to Fort Monmouth, which is located at 675 Oceanport Way. The Commissary at Baseline’s recent reinvention by Red Bank-based Denholtz Properties was quickly realized by ownership as an ideal space for BarCo Brands’ vision.
“Our success in opening and operating Deal Lake Bar + Co. inspired our ownership team to seek out opportunities to create an entirely new concept in the local market,” BarCo Brands co-founder Andrea Pappas said. “We firmly believe in the vision that Denholtz Properties has laid out for Fort Monmouth, and we are thrilled to be an integral part of the historic property’s success story.”

BarCo Brands was founded in 2017 by Andrea Pappas, Greg Bartz and Phil Villapiano, the creators of Deal Lake Bar + Co., an American-style bar and restaurant with an open concept boasting three bars and a large outdoor dining area located in nearby Loch Harbor. In 2022, the addition of Tim McMahon as director of growth and development bolstered the co-founders’ entrepreneurial spirit — which led the group to begin plans to open the second location.
Guests will immediately take note of its expansive LED viewing wall that is perfect for watching the game, and its 38-seat platform lounge ideally suited for live music or private events.
For those who would rather play sports, Baseline Social’s 3,700-square-foot entertainment section containing five virtual golf bays with full-swing technology will enable guests to play a variety of sports and games. The space’s mezzanine will be equipped with all the amenities needed to host a range of private parties in addition to being a go-to spot for everyday guests. Beyond its interior space, a large outdoor bar and lounge section will feature 11 bar seats, a variety of seating options with infrared heaters and a firepit lounge for three-season access.
Baseline Social will be the third tenant at the Commissary at Baseline, joining Birdsmouth Beer, a craft brewery and tasting room scheduled to open in the fall of 2022, and MGT Foods, a third-generation wholly owned family business behind popular food brands such as Mr. Green Tea Ice Cream, Mr. Mochi, The Bear & The Rat Cool Treats for Dogs and Eat Mud Non-Dairy Ice Cream.
