NAI Fennelly’s Matt Fennelly represented the seller, Bregenzer Properties LLC, in the transaction with buyer, 4 Industry Court LLC.
Positioned less than five miles from downtown Trenton, 4 Industry Court is a 9,900-square-foot, one-story industrial building with office space, two drive-in doors and 400-amp power. Located next door, 8 Industry Court is a 4,000-square-foot office and warehouse building featuring 3,200 square feet of office space, a reception area, four private offices, a conference room, storage and a kitchenette as well as 800 square feet of warehouse space with one 10-foot-by-10-foot drive-in door and 400-amp power. The building also features a storage lot and an automatic gate.
The buyer, an existing tenant of both buildings, took interest in purchasing 4 and 8 Industry Court following NAI Fennelly’s aggressive marketing of the property’s rare air conditioned, outside storage warehouse.
