Coldwell Banker Realty New Homes tapped to lead marketing for 2 Sussex County communities

Coldwell Banker Realty New Homes is going to lead the sales and marketing for the newest phase of 19 homes at Clove Hill Manor, a 117-residence active adult community of single-family detached homes and townhomes: Clove Hill Manor in Wantage and Estell Manor in Hardyston.

Coldwell will partner with Brie Parker of Coldwell Banker’s Sparta office on the Clove Hill Manor listing and Elizabeth “Liz” Burns from Coldwell Banker’s Sparta office on the Estell Manor listing.

Located in a natural setting in the heart of Sussex County, Clove Hill Manor’s range of single-family and attached homes are designed to meet the needs of active adults. Each home features 9-foot ceilings, full basements, two-car garages and an island kitchen. In addition, the community offers a clubhouse with a range of amenities, including an outdoor pool and patio, tennis court, bocce ball court, exercise room, meeting space and catering kitchen.

Before 2022, the site of Clove Hill Manor’s newest 19 homes had sat inactive for many years. Harnessing its decades of experience with similar assignments, Coldwell Banker Realty New Homes was brought on by the builder to conduct market research as well as oversee design direction, budgeting, marketing services and sales.

Less than 15 miles from Clove Hill Manor, Estell Manor is a limited collection of just six luxury homes on a private cul-de-sac. Similar to Clove Hill Manor, the site was inactive for many years. However, Coldwell Banker Realty New Homes worked with Brie Parker to present a plan to a prospective builder that would allow construction to begin at the site.

Currently under construction, each custom-designed home features 2,400 square feet of luxury living space on sites ranging from one to 10 acres. The community is also a short drive from the Wheatsworth Road Complex, a 30-acre sports complex and wildlife management area with acres of parks and greenery, as well as the prestigious Ballyowen Golf Club.

“Over the last several years, we have seen a dramatic shift as work-from-home becomes the norm and prospective buyers increasingly prioritize space in their home search,” Sheryl Ritschel, director at Coldwell Banker Realty New Homes said. “Sussex County’s favorable pricing, picturesque small towns and fantastic location provide the ideal recipe for homebuyers in the current market. We look forward to working with our Realtor partners to invite new residents to experience all that Sussex County has to offer.”
