A 33,000-square-foot industrial building at 60 Railroad Ave. in Hasbrouck Heights recently sold.
The buyer … seller … and price — all were not disclosed, said NAI James E. Hanson’s Andrew Somple and Justin Allessio, who arranged for the transaction between buyer and seller.
It does appear to be a nice building in a strategic spot.
Situated on 1.47 acres just off Route 17 N., 60 Railroad Ave. is one-story, 33,000-square-foot industrial building featuring 16-35-foot ceiling heights, six drive-ins and 400 amps of power.
It is located just 8 miles from the George Washington Bridge — and it offers proximity to Routes 3 and 46, Interstate 80 and the New Jersey Turnpike. Even better: The building is fully leased to five tenants.
Somple and Allessio said the seller was looking to divest assets from its New Jersey real estate portfolio. The buyer took interest in the property’s premier location in the Meadowlands submarket and will use the asset as an investment.
“There continues to be strong demand for well-located industrial buildings, certainly in central Bergen County,” Somple said. “As always, there’s a strong commitment by both parties to secure the best value possible in a given transaction. We’re proud to has provided the services needed to bridge that gap and secure value for both buyer and seller.”
