Levin Management: Rutgers Industrial Center additions bring modern product to high-demand submarket

Levin Management Corp. on Thursday announced the launch of construction for a 78,000-square-foot industrial building at Rutgers Industrial Center, marking the second spec project to break ground at the Piscataway property in the past 12 months. The Class A facility, located at 30 Duke Road, is slated for delivery in the fourth quarter.

LMC serves as asset manager for Rutgers Industrial Center, an industrial/warehouse property, now with seven buildings totaling approximately 650,000 square feet. The firm is serving as construction manager for 30 Duke Road, a single-story building featuring 40-foot clear ceiling heights, 13 bays, an ESFR sprinkler system and 2,000-amp electrical service. Cushman & Wakefield’s Chuck Fern, Jason Barton and Jack Winge serve as landlord brokers for the complex.

Rutgers Industrial Center’s other new addition, 101 Circle Drive N., is nearing completion. In February, LMC announced a 30,000-square-foot, full-building lease there with electronics manufacturer RCF USA.

The new development activity at Rutgers Industrial Center reflects sustained demand from e-commerce users and third-party logistics providers in one of the Garden State’s most sought-after locations.

“This market continues to draw last-mile delivery requirements,” Matthew Harding, LMC’s CEO, said. “With 101 Circle Drive N. and 30 Duke Road, Rutgers Industrial Center is meeting the needs of users looking for build-out-ready warehouse space with easy access to the entire metropolitan region and beyond.”

Rutgers Industrial Center sits in the heart of the Interstate 287 industrial corridor. The Middlesex County complex is well-located just one-half mile off Exit 8 of I-287, five miles from Exit 10 of the New Jersey Turnpike and minutes away from the NS Independent Bulk Transfer Terminal-Middlesex-NJ. Newark Liberty International Airport and New York/New Jersey seaports are nearby.
