Rockefeller Group to develop 147,000 sq. ft. distribution center in Piscataway

Constitution Logistics Center will be company’s 2nd development in township

Rockefeller Group began construction on a 147,000-square-foot distribution center in Piscataway, according to a Tuesday announcement.

Located at 10 Constitution Ave., the 18-acre site was acquired by Rockefeller Group in February 2023. A 100,000-square-foot office building formerly owned and occupied by WS Audiology/Sivantos Group is currently being demolished to accommodate the new industrial building.

“We learned from the success of the 2.1 million-square-foot logistics center we developed in the township in 2018 that Piscataway is a great place to do business,” Heath Abramsohn, vice president and regional director for Rockefeller Group, said. “We are excited for our second industrial development project in the township, which has become one of the top locations for logistics and distribution hubs.”

The project is approximately one mile from Exits 6 and 7 off Interstate 287, providing access to Interstate 95 to the south and Interstates 78 and 80 to the north. Rockefeller Group’s previous Piscataway project is located four miles from 10 Constitution Ave., off Exits 8 and 9 on I-287. Constitution Logistics Center will include 36-foot clear heights, 123 auto parking spaces, 57 trailer parking spaces and 41 loading docks. The building is expected to be completed in second quarter 2024.

“Class A buildings in this size range are in high demand, with vacancy rates at approximately 2% in the Western Route 287 industrial submarket,” Abramsohn said. “At 147,000 square feet, Constitution Logistics Center will be attractive to both larger companies looking to reach southern and western New Jersey as well as local companies looking to relocate or expand within the area.”

The team at Atlantic Real Estate Services represented Rockefeller Group in the original purchase of the property. Cushman & Wakefield’s Jules Nissim, along with the KBC Advisors team of Jason Goldman, Marc Petrella, Andrew Siemsen and Michael Kimmel, serve as the exclusive agents for the development. Rockefeller Group has selected ARCO Construction as general contractor.
