Construction of HMH’s 80K sq. ft. ambulatory care center at ON3 is underway

Hackensack Meridian Health’s 80,000-square-foot ambulatory care center at ON3 in Clifton is under construction, Prism Capital Partners announced this week.

The facility, set on the southeast corner of Metro Boulevard and Route 3 in Clifton, marks another new beginning at the award-winning mixed-use redevelopment.

Hackensack Meridian Health already occupies academic and research & development space at ON3, which is home to the organization’s School of Medicine and Center for Discovery and Innovation (an NIH-designated Clinical Research Center).

Prism Construction Management is developing the four-story Ambulatory Care Center.

The Gensler-designed facility, featuring a distinctive glass curtain wall façade, will include an ambulatory surgical center as well as additional multispecialty practice areas. An attached parking structure will provide 400 spaces for occupants and visitors. Gensler also is Hackensack Meridian Health’s interior designer for the project.

Prism’s vision for ON3 — the state’s largest contemplated redevelopment — began in 2016 with the acquisition of the former Hoffmann-La Roche North American headquarters campus spanning Clifton and Nutley. The firm has focused on transforming the 116-acre complex into a world-class, multitenant lifestyle hub integrating office and R&D, educational, recreational, retail, hospitality and wellness facilities. Prism has completed more than $100 million in campus infrastructure improvements to support the current population and future development.

Prism Partner Gene Diaz said he’s thrilled to see the project underway.

HMH has been a key partner, Diaz said.

Gensler co-Managing Director Reid Brockmeier said the center will stand out.

“The Hackensack Meridian Health Ambulatory Care Center serves as the gateway to ON3 and draws inspiration from the campus’ former life as a health care and sciences ecosystem,” he said. “The focal point of the design is the end-to-end hospitality-driven patient experience, from its welcoming double-height arrival and daylight-enriched spaces to the moment patients receive medical care.”

ON3’s existing 1.45 million square feet of office and R&D/lab space is 100% occupied, and more than 2 million square feet of additional, new space is planned for the site. Occupants also include Eisai Inc., Quest Diagnostics, the Ralph Lauren Corp., Seton Hall University’s Graduate College of Nursing and School of Health and Medical Sciences, Modern Meadow and Y-mAbs Therapeutics.
