Fennelly Associates on Tuesday said it negotiated a new lease for 4,037 square feet of medical office space at 239 Prospect Plains Road in Monroe Township.
Fennelly’s President, Jerry Fennelly and Matthew Fennelly, its Corporate Real Estate specialist, represented the landlord, Ramsena Holding in the transaction with the tenant, The Speech Tree, who was represented by Mark Fowler of Newmark.
Located a half mile from Exit 8 off the New Jersey Turnpike, 239 Prospect Plains Road is a two-story, 15,176-square-foot office building with ample onsite parking. Tapped to market the building’s available space, Fennelly Associates implemented a strategic, data-driven approach to attract tenants to the property. Through their efforts, the firm secured a tenant within 40 days of listing the space.
Relocating from a nearby location in Monroe Township, The Speech Tree is a multidisciplinary therapy center founded on the principle that each child is an individual and requires a specialized and parent-driven therapy plan. Offering programming and services including speech and language therapy, feeding therapy, applied behavioral analysis therapy and occupational and physical therapy, the center is dedicated to providing the most effective treatment while creating a fun environment for all children in their care.
“Today’s medical office tenants are seeking locations that offer their patients a convenient experience,” Jerry Fennelly said. “Properties that are nearby major roadways and are well maintained such as 239 Prospect Plains Road stand out in a crowded market. We’re proud to have provided the real estate services needed to help keep The Speech Tree in Monroe Township and wish them success in their new location.”
