Lee & Associates New Jersey has been tapped to market a 3.8-acre specialty use property in Fanwood for sale or lease. The site houses a fully built-out, 36,000-square-foot school building.

Located at 330 South Ave., the building it is currently operating as a New Jersey Department of Education-approved private school for students with disabilities that will be moving to a newly constructed building in Plainfield when construction is completed.

Lee & Associates’ Beth Chezmar and Erica Davidson are leading the assignment. According to Chezmar, the offering presents a distinctive opportunity to lease or buy a turnkey school building.

“The site is also well suited for redevelopment,” she said. “This prime Union County location could potentially make an excellent alternative use play for a multifamily investor, for example.”

Supported by excellent demographics, 330 South Ave. serves a growing population of about 291,000 people within a five-mile radius. It is proximate to New Jersey Transit’s Fanwood Train Station, commuter bus service and a host of local amenities including parks, a post office, a pharmacy and dining options.

330 South Ave. is easily accessible to major thoroughfares including routes 22 and 28 and Interstate 78. The communities of Scotch Plains, Westfield, Cranford and Plainfield are nearby.
