Bedminster-based Advance Realty Investors, a developer and key player in shaping Harrison’s thriving residential landscape, hosted a daylong celebration recently to mark the opening of the Wyldes, a new collection of rental residences and next-level amenities located at 1100 S. 5th St. in the town’s thriving Riverbend District.
Advance kicked off the festivities with a morning ribbon-cutting ceremony attended by Harrison municipal officials to unveil the five-story property, the third residential offering Advance has introduced to the Riverbend District located next to the Harrison PATH station. The milestone moment comes just five months after the Wyldes launched leasing to the public, with an impressive 50% of its 399 homes now leased and nearly 150 residents moved in. The Marketing Directors serves as the building’s marketing and exclusive leasing agent.
The appeal of the Wyldes can be attributed, in part, to a critical choice Advance made before breaking ground in 2021.
“We made the decision that the building design we had wouldn’t meet the market,” Peter Cocoziello, the firm’s founder, CEO and president, said. “The market conditions are really the driving force and, with COVID, we decided parking would go underneath and we would create these wonderful open spaces. It’s really a tribute to the design team that you have this kind of open space.”
The property has an impressive 45,000 square feet of outdoor green space that includes two landscaped courtyards, a pool and a sky deck.
Following the ribbon-cutting, the celebration moved to the neighborhood’s outdoor pocket park for an evening block party that brought together residents from all four Riverbend District rental properties and the wider Harrison community.
Advance Realty Investors has been a driving force in Harrison’s remarkable transformation, guiding its transition from a former manufacturing town into a vibrant and highly sought-after residential hub. At the core of this revitalization is the Riverbend District, a visionary 35-acre canvas meticulously crafted to harmonize contemporary residential properties and scenic open space along the banks of the Passaic River. Slated to encompass approximately 3,800 residential homes and 100,000 square feet of commercial and retail spaces upon completion, the Riverbend District symbolizes a beacon of modern urban living.
The Wyldes represents the latest chapter in this transformative endeavor, joining the ranks of Advance’s previously completed Steel Works and Cobalt Lofts properties, collectively delivering more than 900 residences to the neighborhood.
“It has been extremely rewarding to see the growth of the Riverbend District, which has not only become one of the most desirable neighborhoods in Harrison, but in all of Hudson County,” Dan Cocoziello, principal and chief operating officer of Advance Realty, said. “The Wyldes reaffirms our dedication to this neighborhood, presenting yet another cutting-edge residential property that caters to the needs and lifestyle of today’s discerning renters while also enriching the broader Harrison community. We extend our sincere appreciation to Mayor (James) Fife, as well as all the municipal officials and agencies for their support in bringing our vision to life.”
“On behalf of Mayor James Fife and the entire town council, the planning board, the zoning board and the Construction Code Department, I welcome the Wyldes to Harrison,” Harrison Council President James Doran said. “There are 400 units in this complex, which brings us to a total of 4,500 new units in our community, and we’ve welcomed every single person that’s rented or bought. You bring life to Harrison. I thank the developers for their foresight. The Cocoziello family has done a great job.”
Designed by MHS Architecture, the Wyldes features a collection of well-appointed studios, one- and two-bedroom homes priced from the mid-$2,000s and offered with limited-time grand opening incentives including up to two months’ free rent.
