Van Leeuwen Ice Cream inks space on Grove Street in Jersey City

Van Leeuwen Ice Cream, a national brand known for its made-from-scratch dairy and vegan ice cream, recently signed a lease for a 1,494-square-foot scoop shop at 347 Grove St. in Jersey City.

The Grove Street scoop shop is slated to open in spring 2024 and will mark Van Leeuwen’s second location in the Garden State, with the first inside the American Dream mall in East Rutherford.

Emily Green of Brand Urban co-represented the tenant in the transaction alongside Jason Kastner of Dochter & Alexander Retail Advisors, Van Leeuwen’s master broker. The landlord, Mercer Bay LLC, was represented by Bobby Antonicello of Grid Real Estate.

Van Leeuwen at 347 Grove St. is situated on a prime block of one of Jersey City’s most trafficked neighborhoods. The new storefront will serve the surrounding dense residential and office market and benefit from the evening and nightlife scene as well as the pedestrian-friendly streets that have contributed to making downtown Jersey City a shopping and dining destination.

Ideally located just one block from the Grove Street PATH station and steps from Jersey City’s Restaurant Row, Van Leeuwen at 347 Grove St. will join the area’s mix of local operators and popular institutions, with nearby tenants including Orale Mexican Kitchen, Krispy Kreme, Razza, Taqueria Downtown and more.

“It’s exciting to play a role in bringing this beloved New York City brand to new markets in the surrounding area,” Green said. “Jersey City has become one of the most desirable live-work-play cities in the tri-state area, and the Grove Street storefront is the perfect place to introduce Van Leeuwen’s first street location in New Jersey.”
