A 2.3-acre tract in Howell, in the Special Economic Development Zone has been sold for $875,000, in a deal brokered by Sheldon Gross Realty Assistant Vice President Matt Leonelli and Executive Vice President Jonathan Glick.
Located at 300 Okerson Road, the property currently is entirely undeveloped.
“This property is particularly appealing because it’s essentially a blank slate,” Leonelli said. “There are no existing buildings or paved lots on the land, so the new owner will have broad leeway in how the property ultimately is utilized.”
While there are no existing approvals for the site, the SED Zone has a wide variety of permitted uses, such as warehousing and distribution; assembly and packaging; certain manufacturing; multipurpose recreation and sports complex; microbreweries; and health fitness facilities.
The Monmouth County location is less than a mile from Route 33 and less than two miles from Route 9. In addition, the property is not quite a 40-mile drive from Newark Liberty International Airport, and only 43 miles from the Port of Newark. Center City Philadelphia is only 70 minutes away, while Midtown Manhattan is an 80-minute drive.
