Office lease with Financial Resources Federal Credit Union brings 19K sq. ft. building in Branchburg to full occupancy

Larken Associates on Wednesday said it negotiated a lease with Financial Resources Federal Credit Union for all of Building 2, a brand-new, 19,000-square-foot speculative office building at Branchburg Centre located at 3040 Route 22 W. in Branchburg.

Larken was represented by Victor Kelly, executive vice president of Raider Realty, the in-house brokerage of Larken Associates, and FRFCU was represented by John Compitello of JLL in the transaction.

With a history extending over 100 years, FRFCU is a member-owned, nonprofit credit union headquartered in Bridgewater offering comprehensive financial products and services to more than 26,000 members. FRFCU is one of New Jersey’s largest credit unions and has public access branches located in Bridgewater, Flemington, Green Brook, Hillsborough, Jersey City and Somerset, as well as a new branch that will soon open in Elizabeth.

Branchburg Centre is a two-building complex with 109,000 square feet of professional and medical office space. Larken Associates purchased the original 90,000-square-foot office building, now called Building 1, in 2017. After the purchase, Core Enterprises, the in-house construction team of Larken Associates, completed comprehensive capital improvements including an upgraded lobby, café, fitness center and conference center, as well as new flooring, LED circular pendant light fixtures, contemporary glass walls and new wallpaper throughout the building. A fully furnished outdoor patio area and electric vehicle charging stations are also available for tenant use.

After renovating Building 1, Core Enterprises then began construction of Building 2, the recently completed brand-new ground-up development with 19,000 square feet of office space now fully leased to FRFCU.
