JLL represents Malas Development, filling One Union in Cresskill with 5 new retailers

Wonder, delivery-first food tech startup founded by entrepreneur Marc Lore, leases 3,197 square feet of space

One Union has leased all its available retail space as five new stores recently signed on to the new mixed-use development located at 1 Union Ave. in the Bergen County town of Cresskill, according to a Tuesday announcement from JLL.

Wonder, the delivery-first food tech startup founded by entrepreneur Marc Lore, leased 3,197 square feet for its latest brick-and-mortar location. A pioneer in the “fast fine” dining arena, Wonder offers diners a collection of menus from world-renowned chefs, including Bobby Flay, Marc Murphy, Jose Andres and Marcus Samuelsson.

The Eye Experience, a home-grown business specializing in optometry services, will open its first office in a 1,368 square foot retail space at One Union. Lia Papsmedov of Align Health Care Real Estate represented the tenant.

Moxie Salon and Beauty Bar, the rapidly expanding franchise founded in 2011 by New Jerseyans Jenn and Jamie Dunn, leased a 1,323 square foot location that will open as part of the company’s larger campaign to dominate the Northeast personal services sector. Konrad Konic of DNV Commercial represented the tenant.

ConnectOne Bank also leased 2,848 square feet for its latest retail branch at One Union. The New Jersey-based bank, which has grown from a single Englewood Cliffs storefront to one of the region’s largest banks, is opening a custom space that will serve the Cresskill community.

And popular New Jersey sandwich chain Jersey Mike’s leased 1,504 square feet for one of more than a dozen new shops the company recently announced as part of a major expansion in the northeast. Gary Kraus of Pierson Commercial represented the tenant.

JLL Managing Director David Townes and Vice President Alana Friedman represented the landlord in the transactions with Moxie, the Eye Experience and Wonder.

Malas Development recently opened the brand new One Union as a mixed-used property with a collection of eight luxury rental apartments above 10,240 square feet of ground-floor retail.

Located at the corner of Piermont Road and Union Avenue in downtown Cresskill, One Union offers abundant retail parking for shoppers and proximity to the nearby Closter Plaza, which attracts thousands of consumers from across the county and beyond.

“These five popular retail concepts are a terrific addition to the Cresskill community,” Townes said. “We are delighted to complete another successful project with Malas Development as they continue to bring desirable new homes and services to residents across New Jersey.”

One Union is the latest property from second-generation New Jersey developers Zack and Mark Malas, whose Rochelle Park-based Malas Development built the Marq in Union City, Marquis on the Hudson in Edgewater and Malas Plaza, a mixed-use retail and multihousing property in Rochelle Park, among many others.

“One Union is the latest example of our strategy to build highly desirable properties that add style and substance to dynamic neighborhoods,” Malas said. “We are thrilled to introduce this exciting lineup of retailers and thank David and Alana for helping identify the right mix of retailers to compliment the property and their commitment to helping us ensure the success of this latest development.”
